Tenant Maintenance Responsibilites

These basic tenant responsibilities are part of your rental agreement

In accordance with the residential tenancy agreement, tenants are responsible for minor repairs and upkeep in their homes. This includes changing light bulbs, furnace filters (townhouses only), and batteries in smoke detectors and keeping their balcony or yard clean. If you need assistance, please contact your Site Manager.


Inside your home

  • Change your furnace filter every two to four months (townhouses only)

  • Change the batteries in your smoke detector in the spring and fall

  • Do not plug too many things into one electrical socket. If the breaker trips, reset the breaker by pulling it to the “off” position and then back to the “on” position. If someone has to visit your home to reset the breaker, you will be charged this cost

  • If your toilet is plugged, use a plunger to try remove the clog. Do not flush anything but toilet paper and human waste down the toilet. If you clog the toilet and a contractor has to unclog it, you may be charged for this cost.
     

Outside your home

  • Ensure any animal waste is cleaned up

  • Ensure your balcony, patio or yard is clear of debris or garbage

  • Only outdoor patio furniture and toys are allowed inside your yard or on your balcony or patio.

  • Balconies, patios and yards are not to be used for storage

  • Do not place or hang items from railings
     

Parking stall

  • Clean out the parking area

  • Remove any broken vehicles
     

Please store your bikes on the bike racks provided or in your yard or home and not in common areas.
 

Garbage

  • Place tied garbage bags inside the bins provided

  • Do not leave garbage beside garbage bins

  • Do not leave large items beside the bins

If you do not properly dispose of garbage, you may be charged $15.00+GST per bag to cover the cost of disposal and clean up.
 

Winter Maintenance

  • Before it snows:

    • Cut the grass in your yard and remove any debris

    • Any outside watering hoses must be disconnected from the tap

    • Turn off the water tap from inside your home and drain the water tap outside
       

  • Keep the sidewalk in front of your home clear of snow

  • Keep your parking stall clear of snow

  • Keep electrical cords used to plug in your vehicle off the sidewalk

  • If trees and shrubs in your building complex need to be pruned, please contact your Site Manager.
